Criteria for all potential projects:

  • 65% max of the ARV (After Repair Value), not the purchase price;
  • Single Family Houses, or;
  • 1-4 unit multi-family;
  • Non-Owner Occupied properties only;
  • Short term projects – 3 months to 36 months, sometimes longer in some instances;
  • We partner only with entities: LLCs, C- or S-corp.
  • We’ll need either an independent 3rd-party appraisal or a Broker’s Price Opinion (BPO) to determine the After Repair Value. CMA’s will not be accepted in this process.
  • We only partner on ultra-conservative projects with experienced investors who have a proven track record of success.
